Valuation

Valuation is a core service provided by Peter Graham & Associates. Our valuations are carried out by RICS Registered Valuers to ensure we comply with RICS professional standards.

We can provide valuations for a variety of purposes including: Inheritance tax,  Matrimonial, tax returns, transfers and business reorganisation, tenancy waygoing, market rental values and for sales and purchases. Our valuers have specialist knowledge that enables them to value assets such as: agricultural tenancies, carbon potential, renewable energy interests, forestry and sporting rights.

Renewables

Over the last 35 years , Peter has been at the forefront of windfarm negotiations for landowners including Heads of Terms, Option and Lease, rent reviews, access agreements, windfarm extensions, mineral extraction and more recently re-powering discussions and battery storage sites.

We have also been involved in negotiating third party access rights on behalf of those neighbouring these projects for grid connection or access agreements.

We have a good track record and specialist knowledge when handling both sales and purchases on behalf of a range of clients. We deal with all types of rural property, including farms, rural residential property, agricultural land, small holdings, equestrian and lifestyle property and development sites. We provide a personal service, focusing on local knowledge and an understanding of the wider property market.

Property Letting

Our team have a breadth of experience in dealing with Landlord and Tenant matters across Scotland. Our extensive knowledge of both residential and agricultural holdings legislation gives us the ability to advise and assist both Landlord and Tenant clients on a range of matters including rental valuations, rent reviews, extensions and renewals, and disputes.

For residential letting, we can handle everything from marketing, conducting viewings, tenant referencing to preparing leases, records of condition and organising and overseeing property repairs and renovations works.

For  agricultural land,  we can advise and deliver services on lease options, lease preparation, rent reviews, resumptions, waygo valuations and disputes.

Compulsory Purchase Compensation

We have the knowledge and expertise for advising on legislation and procedures associated with the Compulsory Powers of Acquiring Authorities, which include: road and rail authorities, and utility providers. We are heavily involved in the current Beauly - New Deer 400KVA pylon project and the Beauly - Spittal 400KVA pylon project as well as the A9 road dualling scheme.

We have a wealth of experience assisting clients, guiding them through each stage of the process; from providing initial advice at the start of the consultation on a scheme, which can include potential objections, to agreeing access for relevant site investigation works and negotiating accommodation works and compensation claims.

Utility Infrastructure Projects

At Peter Graham & Associates we have years of experience and an in depth working knowledge of the legislation and impacts that utility projects can have on land owners and occupiers.

We have advised on projects for both new and existing infrastructure including water mains and sewers; gas pipelines and both overhead and underground cables for telecoms and electricity including substations and battery storage facilities.  This can access agreements, compounds rentals, accommodation works, reinstatement, Records Of Condition, contractor liaison , and compensation for losses and disturbance. In most cases, the utility company will normally meet our fees and expenses on behalf of the land owner or occupier.

We manage Estates throughout Moray and the highlands giving a bespoke service tailored to the needs of individual clients ranging from strategic advice, including diversification analysis, to the day to day management.

We have been acting for landowners and assisted in a large number of in-house and developer led projects. Having been involved in Wind Farm development for over 20 years we have extensive experience in negotiating with developers on behalf of landowners both before and after construction. We have experience in the construction and management of hydroschemes in Moray and the Highlands. We have also been involved in advising clients on CHP and Solar.

Our VRS accredited valuers can provide efficient and accurate valuation on all rural land and property for a variety of purposes such a pre-sale, tax or future planning.

We liaise with local planning consultants to provide professional advice to our clients making it a stress-free process.

For over 30years we have been involved in crofting management, from setting up crofting community ownership to day to day management. We have enough experience to know the crofting law and its complexities- no case is ever the same.

We have a team of experienced and qualified book keepers capable of running payroll, VAT returns, budgeting, bank reconciliation and day to day cash and account management. Our senior accounts manager can deliver to trial balance for integration with clients other accounts or reporting to HMRC.
